There is a few key differences as to why this particular edition of the game is special.
First of all, the DARK SOULS™: Prepare To Die™ Edition version of Dark Souls has been delisted from the Steam store since Tuesday, May 8, 2018 according to SteamDB. This means that this particular version of Dark Souls was available on the Steam store for 1965 days since Thursday, December 20, 2012. This makes this item quite rare, especially as a Steam key or a Steam gift.
Another reason why this edition is so special is because it isn't like the DARK SOULS™: REMASTERED version of the game. Unlike the remaster, the Prepare To Die™ Edition has the old graphics of the game and works 1:1 to the original release unlike the remaster, that has updated visuals and a higher framerate.
What makes this edition of Dark Souls so desirable and expensive is that again, it is extremely rare and highly collectible, but also because it has the original aesthetics of the original release and the fact it's just very collectable.
This particular version of the game is not as expensive since it's a Steam key, but the Steam gift version of the game is even more expensive since there are even fewer Steam gifts of delisted games because you can't really obtain Steam gifts through conventional means anymore. But need not worry my friend, because the DARK SOULS™: REMASTERED version of the game has all the same content as the original DARK SOULS™: Prepare To Die™ Edition version of the game and maybe a little more since it has working multiplayer features. It doesn't matter which game you play since they are the same content wise and they are only really different visually and technically, except the original release which no longer supports online services and the remaster that does. I can see why people would desire the older version of the game since it's very rare and very nostalgic, but I think the main reason is that it looks really nice in a completionist/game collector showcase and adds a level of status or something. All in all, low supply, high demand.
