There is a few key differences as to why this particular edition of the game is special.

It doesn't matter which game you play since they are the same content wise and they are only really different visually and technically, except the original release which no longer supports online services and the remaster that does. I can see why people would desire the older version of the game since it's very rare and very nostalgic, but I think the main reason is that it looks really nice in a completionist/game collector showcase and adds a level of status or something. All in all, low supply, high demand.
